HOW TO APPLY FOR OUR HOUSES
Admissions to the housing list
We accept applicants from the age of 16 upwards onto the Housing list. There are no exclusions to the Housing List, all applicants over the age of 16 are accepted. If you want to apply for housing you will need to complete a Langstane Housing Association application form. You can get this form from any of our offices, or if you have access to a printer, you can download an application form here, fill it in then return it to Langstane.
Demand for our stock far exceeds the supply of units, but more detailed information about turnover is available on request.
Assessment of Need
We use a point system to assess the housing need of our applicants. Points are allocated initially on the basis of the information supplied in the application. All applicants are assessed using the following categories:
- Security of tenure
- Overcrowding or under-occupancy
- Lacking facilities
- Distance from employment/medical support
- Medical circumstances
- Serious disrepair
- Social need
Profile Interview
Applicants can only be considered for allocation after a profile interview. These interviews usually take place within one of our offices. The applicant will be advised where to attend. The profile interview is an opportunity for the Association to:-
- Verify the details of the application, ensuring that the assessment of need is correct
- Discuss the applicant's housing requirements
- Give information to the applicant about Langstane
A home visit may be possible to enable the profile to be carried out. Home visits must be requested and will only be granted after considering the applicant's difficulty in attending our offices.
Bedroom Requirement
In determining the size of the accommodation for which a household may be considered, we will use the following criteria:
One Bedroom Is Required For -
- A single person
- Each child (regardless of sex or age)
- Husband and wife or co-habitee (unless requiring separate room due to medical condition)
- A live-in carer
- Unborn children are included in the household calculation, but not in the points assessment until they are born
Allocation and Offers
When a vacancy occurs, the property is offered to the applicant in the greatest housing need. We generally expect applicants to make a decision regarding an offer of accommodation within 24 hours of the viewing and to take up the tenancy within two working days of accepting the offer. We do not defer applicants for refusing a property, however, we do take into account the reason for refusal when matching future offers.
We will only consider applicants with outstanding rent or tenancy arrears if these arrears are less than 1/12th of their annual rent, or if the applicant has a repayment arrangement, which has been in place for the previous 3 months and is being adhered to.
Nominations
Nominations are supplied to us by Aberdeen, Aberdeenshire and Moray Councils. Nominations are considered for 50% of our vacancies. This percentage may be greater on a new build scheme. Nominations are assessed and profiled in the same way as direct applicants.
Housing List Review
The housing list is reviewed on an annual basis. However, if you do not respond to a letter from us, then your application will be cancelled.
Right of Appeal
If you are unhappy with a decision made regarding your application you may write to the Housing Services Manager within 28 days of the decision to either appeal or request a review of the decision.
