Planned Maintenance

Every year we carry out a programme of planned maintenance to ensure that homes are well maintained and comfortable to live in. We give the major components of each home a predicted life which we use to estimate when these components will next need replaced. This helps us develop future programmes of work.

Our current lifecycles are shown below:

When finalising our budgets each year we will need to make decisions on which works to progress and which can be deferred.  This ensures that we use available funds on the highest priority work. We will always prioritise:

  • Tenant safety work such as gas & electrical safety inspections, smoke detection, fire safety work and any other inspections required by law 
  • Structural work
  • Work to keep properties wind and watertight
  • Work to help properties meet the Scottish Housing Quality Standard

Kitchen upgrades

Every year we carry out a programme of property compliance testing & inspecting to ensure homes are safe and meet legislative requirements. This work includes:

  • Annual gas safety inspections
  • 5 yearly electrical safety inspections
  • Annual PAT testing of Langstane supplied electrical appliances
  • Asbestos management inspections
  • Servicing of adaptations equipment
  • Fire equipment servicing (emergency lighting, smoke vents, dry risers etc)
  • Fire risk assessments of communal areas in blocks of flats and supported accommodation
  • Legionella management testing and risk assessments
  • Lift servicing
  • Testing of lightening protection
  • Playpark inspections
  • Testing of fall arrest systems
  • Communal and domestic smoke / heat / CO detection

Every year we set a budget for dealing with unforeseen works that is identified during the year.
